Stop guessing.
See the model for yourself.
Every brokerage pitch sounds the same until you read the actual numbers. This page lays out how eXp Realty really works — the split, the cap, the ownership, the technology — using eXp's own published figures and SEC filings. No hype, no pressure, no obligation to go anywhere. Read it, run your own math, then decide.
Who you'd actually be hanging your licence with.
eXp Realty is a cloud-based brokerage founded in 2009 by Glenn Sanford. There are no branch offices, no desk fees and no franchise fees — the brokerage runs on a virtual campus instead of bricks and mortar. It is the core operating subsidiary of a publicly traded parent company, which means the financials are filed with the SEC and anyone can read them.
Cloud-based by design
No physical offices, no desk fees, no royalty or franchise fees. Agents work from anywhere and meet inside eXp World, a browser-based virtual campus with live training, broker access and staffed support desks. No VR headset required.
Publicly traded & auditable
The parent company files quarterly with the SEC. Every claim on this page about agent counts, revenue and payouts can be checked against those filings rather than taken on trust — the links are at the bottom of this section.
A multi-brand platform
The group now spans eXp Realty, eXp Commercial, NextHome (a national franchise brand acquired in 2026), FrameVR.io and SUCCESS Enterprises — giving agents a residential, commercial and franchise path under one roof.
The parent company is now AGNT, Inc.
If you've researched eXp before, you'll remember "eXp World Holdings" and the ticker EXPI. Both have changed. The ticker moved from EXPI to AGNT on 8 May 2026, following the acquisition of national franchise NextHome. The corporate renaming to AGNT, Inc. completed on 11 June 2026, along with a move of the company's legal domicile from Delaware to Texas. On 8 October 2026, Leo Pareja was named Chief Executive Officer of AGNT, with founder Glenn Sanford continuing as Chairman of the Board. eXp Realty itself is unchanged — same brand, same model, same brokerage. Only the parent company's name and ticker are different. Agent stock awards are now issued in AGNT shares.
eXp Explained — in eXp's own words.
Don't take my summary for it. eXp publishes its own complete breakdown of how the model works — residential and commercial — free to read at your own pace. Go straight to the source below, then bring me whatever questions it raises.
eXp's own residential presentation
The complete official overview — published by eXp Realty, free to read at your own pace, and no signup required. This is the primary source behind most of what's on this page.
- Commission split, the $16K cap and every published fee
- Revenue share and how agent equity is earned
- The technology stack, training and agent support
The eXp Commercial advisor overview
The commercial division runs on the same ownership principles, but it's built around advisors and investor clients rather than residential transactions.
- Equity awards and revenue share on the same model
- Build your own brand without franchise limits
- A nationwide network to collaborate and refer across
One brokerage.
One network. Dozens of markets.
Your licence stays local — your network doesn't have to. eXp agents refer business across every market below and share one revenue share and equity model worldwide, which is why a referral abroad is a conversation rather than a cold call.

Market list compiled 22 October 2026 from eXp Realty and AGNT, Inc. announcements. Coverage changes as eXp opens new markets — confirm the current list on eXp's official global locations page. Some entries are markets rather than sovereign countries.
Five tools you'll use daily — and what each really costs.
Every brokerage says "cutting-edge technology." Here's the actual list: what each tool does, which are covered by the monthly fee, and which quietly carry an extra charge. Current to October 2026.
eXp's own private network for agents, brokers and staff — eXp-run, sign-in required, and deliberately not public social media. It's where the day-to-day collaboration happens and where new tools now ship first.
New in 2026: eXp ran on Workplace by Meta for years. When Meta discontinued it, eXp moved to Slack as a stopgap, then built the Hub in-house. Any page still calling eXp's community "Workplace" is out of date.
No forced platform. Pick the CRM that fits how you actually work — all three are covered by the monthly fee, with no separate subscription.
Worth knowing: your pick locks for 12 months, unless you join or leave a team on a different CRM.
The required compliance and submission system. Every closed deal runs through it, so broker review happens in one place instead of email chains and office drop-offs.
- Documents, deadlines and compliance checks from listing to close
- Broker oversight built into the workflow
- Included in the monthly fee, no per-transaction platform charge
- Agents elsewhere pay up to $340/month for comparable access
Watch for: DigiSign, the built-in e-signature tool, carries a separate annual fee. You can connect your own DocuSign instead.
The campus that replaces the branch office — a browser-based world you move through as an avatar. No headset, no download. It's what makes "cloud brokerage" mean more than working from your kitchen table.
- Staffed desks for tech, accounting and brokerage operations
- Live training running through most of the week
- Private rooms you can create and bring clients into
- Built on Frame (FrameVR.io, an AGNT company) at exp.world
Honest caveat: it rewards people comfortable with software. If you want a desk and a door, this is the wrong brokerage.
The built-in safeguard for calls and texts. Before you dial, it screens your contacts against do-not-call lists — so prospecting doesn't quietly turn into a liability.
- Screens single numbers or an entire uploaded list
- Checks national, state and eXp's own internal DNC lists
- Covers texts as well as calls
- Reached through your OKTA dashboard or My eXp
Why it matters: do-not-call penalties land on the agent personally, not only the brokerage. Scrubbing before you dial is the cheapest insurance in prospecting.

eXp vs a traditional brokerage, round by round.
Most versions of this chart put a tick on one side and a cross on the other. That helps nobody who is actually deciding. Here are the real numbers on both sides, including the rounds a traditional brokerage still wins.
80/20 until you hit the cap, then you keep 100% for the rest of your anniversary year. Same deal for everyone, with no negotiated side agreements.
Commonly 50/50 to 70/30, negotiated individually. Top producers get better terms; newer agents rarely do.
$16,000, resetting on your own anniversary date rather than 1 January.
Varies by office, and plenty of brokerages have no cap at all, so the split runs all year.
None. An $85 monthly cloud brokerage fee and a one-off $149 start-up fee. That is the whole recurring cost.
Desk fees are common, and franchised offices usually add a royalty on top of the split.
Seven tiers, paid out of eXp's company dollar rather than deducted from the sponsored agent's commission.
Usually none. Some franchises do run a profit-share programme, so ask rather than assume.
Stock awards at production milestones, the ICON award, plus an optional plan to buy shares at a discount.
Almost never available. You build the brand's value without holding a stake in it.
Pick BoldTrail, Lofty or Cloze, included in the monthly fee, with an IDX site and automated follow-up.
Often a paid add-on, or you buy your own. Where it is provided, the platform is chosen for you.
eXp DialSafe screens numbers and whole lists against national, state and internal DNC lists before you dial or text.
Usually the agent's own problem, and the penalties land on the agent personally.
MCP First, announced October 2026, connects the AI you already use straight to your eXp data. No new login.
Typically a closed vendor chatbot, if anything. Your data stays locked inside their tools.
eXp Agent Healthcare gives US agents a group-buying alternative to the open marketplace.
Rarely offered, since agents are independent contractors rather than employees.
eXp World, a browser-based campus with staffed support desks and live training most of the week.
A physical office. Genuinely useful to some people, and funded by your fees either way.
One model across every market eXp operates in, so a referral abroad goes to a colleague rather than a stranger.
Usually bounded by office or franchise territory, with referrals routed through the brand's network.
No brokerage takes every round, and anyone telling you otherwise is selling. Four real reasons to choose the other corner:
- You learn best in person. Desk-side mentoring and a manager down the hall are hard to replicate through a screen, especially in year one.
- You want somewhere to go. An office with a front desk and colleagues has genuine value if working from home drains you.
- You do not want to be a technologist. eXp assumes a baseline comfort with software. If that reads as friction rather than freedom, weigh it honestly.
- Brand-supplied leads matter to you. Some franchises and teams hand leads to agents directly. eXp's model does not work that way.
eXp figures from eXp Realty's published fee schedule, current to 22 October 2026. "Traditional brokerage" covers an enormously varied industry: splits, caps, fees and tools differ by brand, by office and sometimes by agent, so read that corner as a general pattern rather than any specific company. Always compare against the actual offer in front of you, and confirm eXp's current terms in the Policies & Procedures.
What eXp World actually
looks like.
"Cloud brokerage" sounds like a euphemism for working alone at your kitchen table. It is not. eXp World is a browser based campus you walk around as an avatar, with staffed desks, live training and rooms you can bring clients into. No headset required. Here is what is inside.

The default arrival point and the easiest place to get your bearings. Live campus tours run several times every weekday, and the events and training calendar is posted on the wall.
Each state has its own live room. You check in with a receptionist and get routed to a broker on duty. This is the part agents from a traditional office doubt until they try it.
Expert Care handles onboarding and general questions at any hour. The Infosphere next door covers Luxury, Commercial, Revenos referrals, the mentor programme, ICON and eXp University.
Transaction help is open around the clock for problems of any size. Accounting covers commissions, payables, 1099s, billing, revenue share and stock questions.
More than fifty hours of live training run every week, taught by working agents rather than a corporate trainer reading slides. Sessions are recorded for the replay.
Create a private branded space and hang images, PDFs, video, whiteboards and polls on the walls. Agents run listing presentations and neighbourhood tours in them.
Login trouble, platform access and the small technical snags that otherwise eat an afternoon. You walk up to a staffed desk and get a person rather than filing a ticket.
Company wide sessions, product launches and guest speakers run from here, with the audience attending as avatars. Big enough that an all hands feels like an event.
eXp issues a two week guest pass to people who are not licensed with eXp, so you can walk the campus yourself before you talk to anyone about joining. Sit in on a training session, visit a broker room, see whether it feels like somewhere you would actually work.
